Staging
A thoughtful start to home staging
Begin with a fresh perspective on the rooms you know best, and make a manageable plan for presenting them.

Preparing a home for sale can begin with a simple walk through the front door. Pause before doing anything. Notice where your eye goes, which pathways feel clear, and what each room communicates. This is an opportunity to see familiar spaces from a new perspective, before deciding what to change.
1. Give each space a clear purpose
Rooms often take on several jobs over time. A dining table becomes a desk, a guest room becomes storage, and an entryway collects everything needed for the week. Consider the primary purpose you want each space to show. You may be able to make that purpose clearer by moving a few items or simplifying a furniture arrangement.
2. Work with what is already there
Start with the pieces you have. Look at how furniture relates to windows, doorways, and the natural path through a room. Leave enough space to move comfortably. Gather smaller decorative objects into a few considered groupings, and give surfaces some room to breathe. The aim is a coherent presentation that makes the room easy to understand.
3. Make a practical list
Separate everyday tidying from larger preparation decisions. A short list might include organizing a shelf, storing extra chairs, and choosing fresh linens. Other questions, such as whether to paint or replace a fixture, deserve a conversation about scope, timing, and cost before you commit.
Every home and every seller has different needs. There is no single staging checklist that suits them all, and changes do not guarantee a particular sale result. Share your priorities with Erica and talk through which steps make sense for your home. A considered plan can help turn a long list of possibilities into a manageable place to begin.
